BlueCap, a real estate fund manager dedicated to logistics warehouses, will join the project development market. There is nothing else happening in the real estate business at the moment, the reason being the boom of e-commerce in Brazil, with the urgent demand from retail for capillarity. Development is equivalent to a private-equity operation: more risk and more return than traditional income funds.
In the coming weeks, the second fund of R$215 million will take place in land acquisition, planning, construction and leasing of warehouses destined to be distribution centres. The fund's cycle closes with the sale of assets. It is different from income portfolios, in which funds buy assets already ready for lease.
