Brazil will end 2021 with 3 million square metres in new logistics condominiums, an absolute record for a segment driven by the e-commerce frenzy. The volume is equivalent to 300 football fields and was calculated by SiiLA consultancy. Half will be ready by the end of the year.
The new inventory of high-end warehouses is practically double the previous record, registered in 2016, and should move R$720 million per year in rental income.
— The vacancy of logistics condominiums is at 10.6%, the lowest level in history. One of the reasons is the fierce e-commerce market during the pandemic - explains Giancarlo Nicastro, CEO of SiiLA.
The demand is such that there is no longer any vacant square meter in the high-end warehouses in Goiás, Espírito Santo, Paraíba and Sergipe. But it is São Paulo — above all the city of Cajamar, a true “Disney of the warehouses” — that will concentrate most launches, including over 200 thousand meters already rented by Mercado Livre and Loggi.
