Cyrela has again invested in the logistics warehouses segment through Cy Capital manager created last year. The company will build, in collaboration with developer Marka Prime, 135,000 square metres of AAA (“triple-A”) gross leasable area (GLA) on four neighbouring plots of land in Guarulhos, an investment of around R$400 million.
The land has been part of Marka since 2010. It has 400 thousand square metres, is located before the Bonsucesso interchange, with access to the Presidente Dutra and Ayrton Senna highways, and is close to Fernão Dias and Rodoanel.
According to Bruno Ackermann, partner at Cy Capital, the project will be delivered in two phases. The first, covering 35 thousand square meters, will be ready in June of next year and is having the lease contract closed for “built to suit” (BTS, the construction made according to the client’s needs, to long-term leases).
The second phase will be delivered by the end of the same year, and demand will not be a problem, says Adriano Theodoro, founding partner of the real estate consultancy Marmara, who brokered the deal. “We have demand for two or three times the area; what we are trying to negotiate is how to offer a solution for companies that have demand and cannot wait until December 2023”, he says.
