FIBRA MTY's innovative approach in 1Q22



After being the first FIBRA to complete a successful transition from LIBOR to SOFR, FIBRA MTY reports its financial results for the first quarter of 2022.


With a 91.6% occupancy rate in its more than 818 thousand square meters of gross leasable area (GLA), the trust reached a total income of more than 375 million pesos in the quarter, showing consecutive stable figures compared to previous quarters.


In the report published before the Bolsa Mexicana de Valores, FIBRA MTY consolidates its commitment to sustainability, becoming, during the previously mentioned period, the first trust to obtain an EDGE ADVANCED certification in its corporate headquarters; in addition to promoting the certification of 11 office properties, equivalent to more than 140 thousand m2 of its portfolio, within the LEED category in a period not exceeding 18 months, for which 5.2 million pesos have been invested.


Likewise, during the conference call held on April 21, the trust's directors spoke of the importance of its future projects, which include the acquisition of 12 portfolios with a value of 1.093 billion dollars, mostly industrial assets, the possible expansion of the area occupied by current tenants, and the reactivation of the self-generation energy project in its office buildings.


Finally, within its financial indicators, at the end of the quarter, it reported Funds From Operations (FFO) of 252 million pesos, which on an adjusted basis (AFFO) totaled 239.8 million pesos, as well as a Net Operating Income (NOI) of 339.8 million pesos. Regarding debt, it is mentioned that 100% of the debt belonging to the trust is dollarized at a 5.4 year term with a fixed rate.
