Historic deliveries in Mexico's industrial markets

For industrial assets located in the CDMX and Monterrey markets, from 2019 to date, more than 3,700,000 m² of both Built to Suit (BTS or Build to Suit) and "Spec" industrial properties have been delivered in aggregate, which are monitored by SiiLA.

In the CDMX Industrial Market, within the deliveries monitored from 2019 to the first quarter of 2022, approximately 100,000 m² are added each quarter. Within these deliveries, at least 70% of gross rentable area (GRA) are "Spec" warehouses, while the rest are BTS warehouses for companies such as Grupo Bimbo, Mercado Libre and Amazon.

Industrial Monterrey, one of the most important markets in the country, and where the submarket known as "the industrial capital of the country", Apodaca, is located, has been monitored by SiiLA since 2Q19, and up to 1Q22 has an average delivery of more than 100,000 sqm per quarter. Within the square meters added, 46% is delivered in BTS type warehouses for companies such as Cuprum, Jumex, Hunter Douglas, among others. This trend will continue in the following quarters thanks to the arrival of new investments in the different submarkets that comprise it.
