It's because the vacancy of logistics warehouses in Brazil has been dropping significantly in recent years. According to the data shown by SiiLA Brasil during the event, the rate went from 26.28% in 2017 to 20.56% in 2018, 18.37% in 2019, and increased to 14.07% in 2020. At the beginning of 2021, there was a further drop, to 13.05%.
Executives pointed to the growth of e-commerce as the main driver for reducing vacancy. In addition, the activity, which had been gaining ground in recent years, was stimulated by the scenario of social distancing forced by the COVID.
Not by chance, from January 2020 to March 2021, e-commerce increased its occupation in logistics warehouses by 27%, surpassing 1 million square metres rented, according to SiiLA. Building and decoration materials, for example, showed a 26% increase in demand for storage spaces but still represent a small share of the market, with 342 thousand square metres leased.
