The industrial market in Monterrey, besides being one of the most representative markets with industrial investment, is considered the largest manufacturing center in the country and where the automotive industry is the leader.
Within this market, we can find large tenants such as the automobile assembly plant KIA, located in the Pesqueria submarket. In contrast, the transportation and logistics sector appears as the fifth industry with the highest occupancy, specifically in the Apodaca submarket.
This market in 2020 with a gross absorption of 1,023,440 m2, and 2021 with 1,339,855 m2, being these the highest years registered so far. In contrast, by the first quarter of 2022, about 50% of the 2020 annual total has already been absorbed, and almost double the amount absorbed as of the same quarter of the previous year.

Within the most representative transportation and logistics industry tenants absorbing square meters in the Monterrey market in 2021 are: Mercado Libre occupying a single 60,000 sq m warehouse in the Nexxus Aeropuerto park in the Apodaca submarket; DSV Global with more than 36,400 sq m within the CPA-ADN Logistics Center park in the Ciénega de Flores submarket; and DHL, who in addition to expanding in CDMX, absorbed 30,000 sq m in the Nexxus ADN 2 industrial park, within the previously mentioned submarket.
For example, Grupo Gondi, a company dedicated to the manufacture of packaging absorbed almost 50,000 m2 in the year, and Kuka Home, another company dedicated to the manufacture of construction and home decoration materials, such as Hunter Douglas, absorbed just over 37,000 m2 in the year.
